May 7, 2019 - Strongsville Ohio
On Monday May 6, 2019, Strongsville City Council voted unanimously to sell a 23 acre parcel of vacant industrial land in the Strongsville Business & Technology Park on Foltz Parkway to CCL Label Inc. who is looking to expand its existing presence on Foltz and create 150 new high paying jobs in Strongsville. The deal terms included a 15-year property tax abatement only on the new construction built on this vacant land.
Statement from Strongsville GOP President, Shannon Burns: "This deal is great for the citizens of Strongsville! Firstly, because the land is currently owned by the city, no property taxes are being paid to the schools since the City is exempt. With this deal, the schools will receive between $10k and $20k a year in new dollars for the next 15 years and then the business will pay a much larger share or YOUR property taxes after the abatement period - LOWERING YOUR PROPERTY TAXES. Secondly, if the 150 new jobs are compensated $45k a year, the citizens of Strongsville will benefit by $135,000 per year in NEW INCOME TAX REVENUE. This will go to pay for city services and further prevent the need of the city to raise taxes. Thirdly, the city will receive $650,000 for the sale of the land which comes to roughly $29k per acre which is a fair price for unimproved land and more than we bought it for! Fourthly, these 150 new employees will frequent our local businesses and spend over $500,000 a year in our economy. Most importantly, 150 families will have a good paying job here in Northeast Ohio further improving their quality of life!
A few additional points - this land was always meant to be for commercial/industrial expansion -- we can all agree a much better use of land than more homes!!! Several have made the claim that this company would not pay any taxes for 15 years and this is absolutely wrong. CCL is also a current investor in the Strongsville economy and CURRENTLY PAYS PROPERTY and INCOME TAXES to benefit the city and its schools. It was also suggested that business do not pay more in property taxes with school levies and once again that is not correct - in fact, by this company improving this vacant land and removing it from exempt status, they will SIGNIFICANTLY INCREASE their portion of the property taxes and REDUCE YOUR PROPERTY TAXES at a rate far greater than adding homes.
Remember, this is a business GRACIOUSLY OFFERING to invest $16 Million of their current and future profits into our community and OFFERING to contribute a significant amount of money to the citizens of Strongsville through income taxes. They could have easily moved these dollars to another state or to another country - Thank you CCL (Avery Dennison)!!
A thank you is also due to our city Economic Development Director, Brent Painter, Mayor Tom Perciak and Ward 4 Councilman Gordon Short for working to improve our city in a productive way!"
